The details to get the job started

The first thing is to get the council planning process underway as this is usually the most time consuming part.

A site visit by the builder followed by some drafting will be enough to create a planning submission and this takes about 4-8 weeks for approval.

While waiting for planning approval

Prefabrication starts in the workshop.

​

At the same time a soil test will be taken so that the footings can be designed by the engineer.

​

If a septic tank or similar is required, a design for this will be done at this stage as well.

Note: building costs only allow for connection to a town sewer system with a connection point  on site and within 20 metres of the proposed house.

An onsite waste water treatment system will be an additional cost.

Allow around $15 000 for this.

Additionally it is often the case that rain water tanks will be required if a town water supply is not available on site or nearby.

If necessary, a bush fire Attack Level assessment is carried out

All the documents are collated and forms filled to obtain a building permit.

Note: This process can seem strange at times as there are few steps involved that appear unnecessary. But all the boxes have to be ticked. 

  • building plans stamped by engineer

  • bushfire attack level assessment

  • planning approval documents

  • energy efficiency assessment

  • building permit application form filled
